About the role

The OpportunityUpside Ave is a fast growing property management business specialising in multi occupancy and residential investment properties across South East Queensland. We're looking for an experienced Property Manager / Portfolio Manager to take ownership of an established portfolio and manage the day to day relationships, issues and outcomes that come with it.This is a portfolio focused role. You'll manage landlords, tenants, maintenance, arrears, renewals, vacates and general tenancy matters, while being supported by specialist team members across leasing, routines and administration. Key Responsibilities

Managing landlord and tenant relationships across an established residential and multi-occupancy portfolio.Coordinating maintenance and repairs in a timely manner to keep properties well maintained.Managing arrears, lease renewals and rent reviews to protect owner income.Handling tenancy issues, notices and disputes in line with legislative requirements.Managing vacates, outgoings and bond matters to ensure smooth end-of-tenancy processes.Keeping owners informed with regular updates and providing practical recommendations on their investment.Monitoring the overall performance and health of the portfolio to identify and address issues early.Working closely with the Leasing, Inspections and Administration team to ensure a seamless service for landlords and tenants.Keeping the portfolio organised and delivering a consistently high level of service to all stakeholders.

Requirements & Skills

Solid experience managing a residential property portfolio.Strong organisational skills with the ability to manage competing priorities.Confident communicator with landlords and tenants, including in difficult conversations.Solutions-focused approach with a track record of following matters through to resolution.Genuine interest in developing skills and career within property management.Experience with rooming accommodation or multi-occupancy property is a strong advantage but not essential.

An experienced Property Manager who is organised, communicates confidently with landlords and tenants, and is comfortable handling difficult conversations while remaining solutions focused. Experience with rooming accommodation or multi occupancy property is a strong advantage but not essential.
