About the role

Are you confident building relationships with landlords and turning opportunities into new managements? We're looking for a Business Development Manager to grow our residential property management portfolio across the Inner West.This is a hands-on growth role. You'll build your own pipeline through prospecting, referrals and local market activity, then guide each new landlord from the first conversation through to a smooth handover with the property management team.What You'll DoWin new managements through landlord conversations, rental appraisals and clear presentations of our service.Build referral relationships with our sales team, local professionals and investor contacts.Follow up opportunities consistently and keep accurate records in the CRM.Use local rental activity and property data to identify owners who may be considering a change of managing agent.Prepare proposals and management agreements, then ensure each new property is ready for handover.Track your activity, conversions and pipeline against agreed growth targets.What You'll BringYou'll have experience in business development, leasing, sales or property management, with the confidence to generate leads and convert opportunities. You understand what landlords expect, can discuss fees and service value clearly, and take care with the details that make onboarding work.You'll also be organised, proactive and comfortable working independently while staying closely connected with the sales and property management teams. You'll need a current NSW Certificate of Registration or Real Estate Licence, a driver's licence and a reliable vehicle.

Key Responsibilities

Generating and converting new residential property management opportunities to grow the rent roll.Building a consistent pipeline through prospecting, database activity, referrals, sales-team relationships, networking and local-area activity.Conducting landlord appointments, rental appraisals and management presentations.Preparing fee proposals, management agreements and supporting documentation for prospective landlords.Following up prospective landlords professionally and consistently until a clear outcome is achieved.Achieving agreed monthly, quarterly and annual new-management targets.Building strong working relationships with Laing+Simmons sales agents to encourage regular investor and landlord referrals.Developing referral partnerships with mortgage brokers, buyer's agents, developers, conveyancers, accountants and other relevant local contacts.Maintaining regular contact with past clients, investor databases and prospective landlords.Representing the business at relevant local networking, investor and community events.Delivering a professional, informed and responsive experience for each prospective landlord from first contact through to handover.Clearly explaining the management service, fees, compliance requirements, leasing strategy and onboarding process to landlords.Coordinating the transition of newly acquired properties from previous agents, owners or sales departments.Working closely with the property management team to ensure all commitments made during the acquisition process are practical, accurate and delivered.Maintaining accurate and current prospect records, actions and follow-up tasks in the approved CRM and property management systems.Managing the full sales cycle from initial enquiry through to signed management agreement.Providing weekly reporting on leads, prospecting activity, appointments, appraisals, conversions, signed managements and forecast pipeline.Monitoring market conditions, competitor activity and landlord feedback to identify growth opportunities.Using RP Data/ID4ME to identify every available rental in the core areas (2137, 2138, 2127, 2140, 2135) and contacting owners to build a pipeline.Contacting CRM database investors with properties currently managed by other agents.Following up sales enquiries from potential investors, sending information and adding CRM tasks for ongoing follow-up until purchase.

Requirements & Skills

Demonstrated success in business development, leasing, sales or property management growth within residential real estate.Proven ability to generate leads, conduct appraisals and convert management opportunities.Sound understanding of residential tenancy legislation, property management processes and landlord expectations.Strong commercial awareness and confidence discussing fees, service value and market conditions.Excellent written and verbal communication skills.Highly organised with disciplined CRM, pipeline and follow-up management.Ability to build rapport quickly and develop trusted long-term relationships.Comfortable working autonomously while collaborating closely with a broader sales and property management team.Experience using PropertyMe and Agentbox, or similar CRM and property management software.Ability to perform a market appraisal.Understanding of agency agreements and relevant legislation.Current driver's licence and reliable vehicle.
