About the role

The OpportunityMetrocity Realty is looking for an experienced Senior Property Manager to take the reins of a quality residential portfolio, backed by a genuinely well-resourced support team. This is a role for someone who wants ownership and influence within a portfolio, acting as the communication lead, decision maker and performance driver, while leaning on dedicated specialists for the tasks that would otherwise eat into your day.With a Business Development Manager handling new business and handovers, a Leasing Consultant managing opens and applications, an onsite administration support person completing admin and documentation, and a hands-on General Manager providing operational and legislative guidance, you will be set up to focus on what matters most: your owners, your tenants and your portfolio's performance. What You'll DoTake end to end ownership of a residential property management portfolioBuild strong relationships with owners through proactive, clear communicationNegotiate lease renewals and manage rent reviewsCoordinate and approve maintenance requestsConduct routine inspections and manage compliance obligationsMonitor arrears and overall tenancy performanceContribute ideas and improvements to lift performance across the department

Key Responsibilities

Managing a residential portfolio of approximately 140 properties from end to end, ensuring each owner and tenant receives a high level of service.Acting as the primary point of contact for owner communication and relationship management across the portfolio.Negotiating lease renewals and conducting rent reviews to maximise returns for property owners.Coordinating and approving maintenance requests in a timely and cost effective manner.Carrying out routine inspections and managing compliance obligations across the portfolio.Monitoring tenancy performance and proactively managing arrears.Contributing ideas and feedback to drive continuous improvement across the property management department.Working closely with a dedicated Business Development Manager, Leasing Consultant, Virtual Assistant and General Manager to ensure the portfolio runs smoothly.Taking on a decision making and performance driving role within the portfolio, with the opportunity to progress into a POD Leader position.

Requirements & Skills

A minimum of 3 years' experience in residential property management.Current QLD Registration Certificate (Property Management).Experience using PropertyMe, Inspection Express and Reapit Lettings, or similar property management software.Strong communication and relationship management skills with owners and tenants.Sound understanding of QLD tenancy legislation and compliance requirements.Ability to manage a busy portfolio independently while working collaboratively with a support team.A valid driver's licence and reliable vehicle, as no car allowance is provided.
